Ayana Woods Sarjapur: the quick facts
Ayana Woods is presented by its developer as a large villa community in Sarjapura, Bengaluru. The developer lists 4 and 5 BHK formats and describes a resort club with planned amenities. Treat these as project disclosures, not a substitute for the current sanctioned plan, agreement or RERA record. This guide uses published information and does not claim a personal site visit or verified resident review.
- Location: The developer lists the project in Sarjapura, Bengaluru. Confirm the survey numbers, address and site entrance in writing.

- Villa formats: AWAN is listed as 5 BHK; AGUNG, AMARA and ASRI are listed as 4 BHK formats.
- Shared facilities: The developer describes Club Amarta as an 8-acre club with 100+ planned amenities. Confirm phase, scope, delivery and fees.
- Price and possession: No dated price sheet or possession date was available in the project materials reviewed. Ask for current written details.
- RERA: The developer publishes TOR/PRM/KA/RERA/1251/308/PR/260223/001644. Check the live Karnataka RERA record for your phase and unit.
Project overview: what the plans describe
The developer presents Ayana Woods as a Bali-inspired gated villa community in Sarjapura. Project materials describe landscaped areas, courtyards and shared leisure spaces alongside private villas. The scale may appeal to buyers looking for a larger community rather than a standalone home, but the experience depends on the approved plan, construction phasing, access and what is delivered when.
For a home purchase, the master-plan headline is only a starting point. Compare the exact phase and plot with the current sanctioned layout. Ask how roads, utilities, open spaces and common facilities relate to the villa being offered. A project brochure can explain the design idea; the signed documents describe what you are buying.
Ayana Woods location and connectivity
Sarjapura is often considered by households whose daily travel involves the south-east Bengaluru employment belt. It can also mean more road travel for people whose routine is elsewhere. The important question is not whether a location is described as “connected”; it is whether the real route works for your work, school, healthcare and family schedule.
The developer’s proximity information places Kagganur, Sarjapura and Bagalur among the nearby places and lists schools, hospitals and workplaces around the project. It shows approximate distances, not reliable journey times. The site entrance, route choice, traffic and road conditions can change the experience. Check trips from the exact entrance at the hours you expect to travel.
Buyers considering Bagalur, Guddanahalli and the surrounding Sarjapura belt should check the local access roads themselves. Wipro SEZ, Electronic City and Whitefield may matter to some work commutes, but the direction, distance and peak-hour route differ. Do not assume a single corridor serves every destination. The project website identifies a proposed Sarjapura metro connection; it is not an operating service. Check current announcements with BMRCL, and assess present road access separately.
The developer’s nearby list names One World International School, Advaith International Academy, National Public School and Spandhana Heart & Super Speciality Hospital. These names are useful for a first shortlist, not a recommendation. Confirm the current campus address, admissions, services and route. See our Ayana Woods location guide for the listed proximity details.
Villas, floor plans and shared amenities
Villa configurations and floor plans
The developer lists four villa collections. Its published figures show AWAN as a 50 × 80 plot with about 4,000 sq ft of land and 6,400 sq ft built-up area. AGUNG is listed as 40 × 60, 2,400 sq ft land and 4,250 sq ft built-up. AMARA is listed as 40 × 50, 2,000 sq ft land and about 3,525 sq ft built-up. ASRI is listed as 35 × 45, 1,575 sq ft land and about 2,825 sq ft built-up. These are developer-published figures; check each against the approved plan and unit documents.
AWAN is presented as a 5 BHK format; the other three are presented as 4 BHK formats. When you compare plans, look beyond the bedroom count. Check the floor-by-floor layout, usable room sizes, stairs, light, ventilation, parking, private outdoor space and how the built-up figure is calculated. Land area, built-up area and RERA carpet area are not interchangeable.
See the complete Ayana Woods floor plan guide, or review individual details for AWAN, AGUNG, AMARA and ASRI. Use the current sanctioned drawings, not a marketing image, for your final comparison.
Amenities: distinguish planned from delivered
The developer describes Club Amarta as an 8-acre resort club and lists more than 100 planned amenities. Its published amenity themes include wellness, fitness, sport, dining and social spaces. The list can help you decide what to ask about, but it does not establish that every facility is approved, open, included or available to every phase.
Ask for the approved amenity plan, delivery sequence, opening dates, membership terms and recurring maintenance charges. Check whether any facilities sit in a later phase or require a separate payment. If a feature is important to your family, get its status and inclusion recorded in the offer or agreement.
Price, approvals and the developer
Ayana Woods price and other costs
The developer website reviewed for this guide did not provide a dated, unit-specific price list. Request a signed cost sheet for the exact villa and phase. Compare the total payable amount, not only a headline base price.
Ask the team to itemise applicable taxes, registration and stamp duty, deposits, parking, club or membership charges, maintenance, utility connections and payment milestones. Confirm what is refundable, what can change, and when each amount is due. Our separate Ayana Woods price guide has a fuller cost-check list; it does not publish an unverified price.
RERA, approvals and the developer
The project website publishes RERA number TOR/PRM/KA/RERA/1251/308/PR/260223/001644 and states that the project is BMRDA approved. These are developer claims. I have not independently matched the current record or approval documents to a specific villa or phase here. Search the Karnataka RERA project registryand ask an independent property lawyer to check the project and unit papers.
Maa Acorn identifies Ayana Woods as its project on its developer website. Confirm the contracting entity, landowner and seller names against the title documents, RERA record and sale agreement. A developer brand name alone does not answer who is legally selling the unit.
The project site does not show a dated price list or possession date in the material reviewed. Ask for phase-specific written timelines and check that they align with current RERA disclosures and the draft agreement. Treat any verbal date or marketing estimate as unconfirmed until documented.
For location due diligence, check the actual approach from the project entrance to Sarjapur Road (SH 35) and any NH-648 / Satellite Town Ring Road (STRR) segment relevant to your route. These road names do not confirm direct access, completion or travel time. Verify local access and current road status through NHAI and the relevant Karnataka authority before relying on an infrastructure claim.
Pros, trade-offs and who may consider it
Potential advantages
- A range of 4 and 5 BHK formats gives buyers more than one layout and land-area option to compare.
- A larger master plan and proposed shared facilities may suit households seeking community amenities.
- Sarjapura may work for buyers whose regular destinations are in the south-east Bengaluru belt, subject to a real route check.
Important trade-offs
- The all-in price, unit availability and possession schedule need current written confirmation.
- Amenity scope and delivery may vary by phase; ongoing club and maintenance costs can affect affordability.
- Commute suitability is personal. Approximate map distances do not show peak-hour travel conditions.
- Villa ownership brings upkeep responsibilities and costs that differ from many apartment homes.
Who should consider Ayana Woods?
It may be worth shortlisting if you want a 4 or 5 BHK villa, have compared the total budget with your finances, and find that Sarjapura fits your household’s routine. Families who value private space and shared facilities may want to inspect the plans and phase details closely.
It may be less suitable if you need a confirmed near-term move-in date, rely on an operating metro for daily travel, prefer a lower-maintenance apartment, or need a fixed price before discussing a unit. Those are reasons to compare other options, not details to overlook.
My view: assess the real home, not the headline
My view is based on the developer’s published material and public checks—not a personal site visit, resident interview or independent valuation. Ayana Woods has a clear villa-led proposition on paper. Whether it makes sense for a buyer depends on the exact sanctioned unit, delivered scope, location fit, legal review and complete cost.
I would not make a decision on a claimed future road or metro link, a projected appreciation figure or an attractive brochure alone. First check the route you will use now. Then compare the offer with current RERA and approval documents, and decide whether the villa still works for your budget and timeline.
